Pre-entry requirements

This section summarises what you need to be aware of BEFORE you apply for a pub tenancy with us.

Training

If you are new to the licensed trade we require you to undertake a short training course, Pre-Entry Awareness Training (PEAT), to ensure you are fully aware of the nature of the contract you will be entering into and that you know exactly what is involved in running a pub business. (This requirement may only be waived if you are able to demonstrate to our satisfaction that you have the necessary skills and experience of running a successful pub business.) Further information on PEAT is available from the BII.

At Hydes our tenants can attend any of our planned courses FREE OF CHARGE.

Personal Licence

You will also need to hold a personal licence. A personal licence is granted to an individual and authorises them to sell alcohol, or   authorise the sale of alcohol, in accordance with the terms of the premises licence where the alcohol is being sold.

Every premises licensed to sell alcohol must have one personal licence holder who is in day-to-day control of the business, this person is called a Designated Premises Supervisor or DPS

We have the support available to help you through the qualification (National Certificate for Personal Licence Holders - NCPLH) and application process if needed.

Full details of how to obtain a personal licence are available from the licensing officer of your local authority or see www.bii.org

Business Plan

Prior to signing a tenancy agreement you must prepare a business plan and demonstrate that you have taken independent professional financial and legal advice.  Your financial advisers should ensure you are made aware of the effects that any future changes may have on your business plan.

Deposit

The standard deposit required ranges from £4,000 - £6,000. This may vary depending on the turnover of the site. The exact amount will be advised within any vacancy advertisements and confirmed during initial selection stages.

Credit Report

We seek to obtain a standard credit authorisation report for new tenants and would require your written consent to this as part of your application.
